GTA REALTORS® Report February Resale Housing Market Figures

March 3, 2010 -- Greater Toronto REALTORS® reported 7,291 sales through the Multiple Listing Service® (MLS®) in February, representing a 77 per cent increase over February 2009. The average price for these transactions was up 19 per cent year-over-year to $431,509. Sales and average price increases represent both increased demand for ownership housing and the base year effect, which involves a comparison of economic recovery this year to a period of economic decline last year. Commercial Transactions Up in February

March 3, 2010 -- Last month, TREB Commercial Members reported 606,076 square feet of leased space, a 28 per cent increase from the 472,663 leased square feet recorded in February of 2009. See details.


Commercial Transactions Up in January

February 18, 2010 -- Last month, TREB Commercial Members reported 660,815 square feet of leased space. This result was a substantial increase compared to the 336,029 leased square feet recorded in January of 2009, when the rate of economic decline was greatest during the recent recession. Rental Transactions Up Again

February 3, 2010 -- From September through December 2009, TREB Members reported 3,859 lease transactions for condominium apartments and townhouses through the Multiple Listing Service (MLS®) – up 12 per cent from the 3,433 recorded during the same time in 2008. Condominium apartment transactions, which accounted for over 90 per cent of the total, were also up by 12 per cent. See details.


Sales Start Off Strong in 2010

February 3, 2010 -- Greater Toronto REALTORS® reported 4,986 transactions through the Multiple Listing Service (MLS®) in January 2010. This result represented a large increase over the 2,670 sales in January 2009 when the home sales were in a recessionary trough. See details.


Almost 6,000,000 Square Feet of Space Leased In 2009

January 19, 2010 -- TREB Commercial Members leased 5,829,559 square feet of space in 2009, including 334,290 square feet traded in December, Commercial Council Chair Garry Lander announced today. The 2009 figure was down 51 per cent from the 2008 total of 11,961,934. See details.


GTA REALTORS® Reporting January Mid-Month Housing Statistics

January 18, 2010 -- Greater Toronto REALTORS® reported 1,749 existing home sales on the Multiple Listing Service (MLS®) during the first two weeks of January. This result was almost double the 888 sales reported for the same period in 2009, when sales had dipped to a recessionary low. See Details.


GTA Resale Market Resilient in 2009

January 6, 2010 -- Greater Toronto REALTORS® reported 87,308 MLS® transactions in 2009 – a 17 per cent increase over 2008. This result included 5,541 sales in December. The 2009 result was in line with the healthy levels of sales experienced between 2004 and 2006, but lower than the record of 93,193 set in 2007. See details.


GTA REALTORS® Report December Mid-Month Resale Housing Market Figures

December 17, 2009 -- Greater Toronto REALTORS reported 3,079 existing home transactions in the first two weeks of December compared to 1,487 in 2008. The strong growth represents both increased home ownership demand and the fact that we are comparing the recovery phase of the sales cycle this December with the contraction phase experienced last winter. December 3, 2009 -- Greater Toronto REALTORS® reported 7,446 sales in November – slightly more than double the November 2008 result when GTA home sales had dipped markedly due to the economic downturn. Year-to-date sales were up 14 per cent compared to the first 11 months of 2008. See details.

October 19, 2009 -- TREB Commercial Members reported 614,830 square feet of space leased in September – up 12% from the 548,399 leased square feet recorded in September of 2008. See details.


Rental Transactions Up; Prices Trend Lower

October 5, 2009 -- During the latest reporting period, TREB Members reported 5,673 leased transactions, up 32 per cent from the 4,286 recorded during the same time-period in 2008. However, while volume increased, average rents fell in most categories. For example, one-bedroom apartments rented for an average of $1,439 per month, down 4 per cent from the $1,494 recorded during same period last year. Two bedroom apartment units rented for an average of $1,873, down 1 per cent from the $1,885 recorded during the May to August 2008 period. See details.

GTA Resale Housing Sales Up 19 Per Cent in the First Half of June

June 17, 2009 -- Greater Toronto REALTORS® reported 5,185 transactions in the first half of June – an increase of 19 per cent compared to the same period last year. Leased Condominium Apartment Transactions Up 38%

June 3, 2009 -- In the first four months of 2009, TREB members reported 3,945 leased condominium apartments, representing a 38% increase over the 2,854 units leased during the same period in 2008. Almost 93 per cent of all residential rental transactions on the MLS® involved condominium apartments.

As soon as we tell them about the City’s proposal to charge a second and transfer tax they ask us what it will cost them and what they can do to stop this bad idea. GTA REALTORS® Report February Resale Housing Market Figures

March 3, 2010 -- Greater Toronto REALTORS® reported 7,291 sales through the Multiple Listing Service® (MLS®) in February, representing a 77 per cent increase over February 2009. The average price for these transactions was up 19 per cent year-over-year to $431,509. Sales and average price increases represent both increased demand for ownership housing and the base year effect, which involves a comparison of economic recovery this year to a period of economic decline last year.

“Increases in existing home sales and average price were noted across the GTA in low-rise and high-rise home types. Similar rates of growth were experienced in the City of Toronto and surrounding 905 regions,” said TREB President Tom Lebour. “This suggests that first time, move-up and down sizing buyers are all active in the existing home marketplace.”

New listings also increased in February, climbing 24 per cent compared to the same month last year.

“Annual growth in new listings is expected to continue. New listings growth will start to outstrip sales growth as we move through 2010,” said Jason Mercer, TREB’s Senior Manager of Market Analysis. “As the market becomes better supplied, we will see more sustainable single-digit rates of price growth.”

Median Price
In February, the median price was $366,300, from the $312,900 recorded during February of 2009.
